Because they are both physicians, one currently in the Bay Area and the other in Grand Junction, they couldn’t attend the inspection in person. So, I became their eyes, ears, note taker and information filter for the day. I’m not there to replace the inspectors or offer expertise outside of my role. I’m there to help my clients gather information, ask questions, document answers and stay connected to the process from hundreds of miles away. During the inspection, I: • Contacted contractors who recently worked on the home • Asked and documented my buyers’ specific questions • Met with roofing, painting and exterior professionals • Coordinated additional testing with the mold inspector • Sent real time updates and detailed summaries to my clients In between, I was also coordinating closings, upcoming walkthroughs, referrals and new systems with my assistant. Beautiful homes are fun to share, but the real work is helping clients feel informed, represented and cared for, especially when they can’t physically be there. My buyers toured this beautiful home in The Canyon the day it hit the market. We were told another offer was already in hand and had just a couple of hours to submit our best. So we hustled. My buyers made quick, thoughtful decisions. Our lender dropped everything to finish the pre-approval that evening. We wrote a strong offer over asking with aggressive terms…and then waited. Nothing. The next morning we were told the sellers had decided to move forward with the other buyer. Disappointing? Absolutely. But instead of dwelling on it, we moved on. Three days later, my phone rang. The first contract had fallen apart, and suddenly we were back at the table. This time we negotiated from a position of strength. Not only did my buyers get the home they loved, but they secured additional concessions that made the deal even better than our original offer. Fast forward to closing day… ✔️ Beautiful home ✔️ Happy sellers ✔️ Happy buyers ✔️ A smooth closing Sometimes the first “no” isn’t the end of the story.
